 MYTH 1: Homes aren't selling well

As a matter of fact, the opposite is true. Over 85% of Milwaukee area homes that were put up on the market at the beginning of this year already have accepted offers. Generally, the single-family home selling season kicks off in January, while the halfway point of the high-selling season occurs around mid-April.

MYTH 2: There aren't enough buyers looking

While the days of dozens of buyers bidding on run-of-the-mill homes are gone, it is still typical to see a few potential buyers for every home on the market. That said, buyers are still competing. Moreover, while we have certainly seen a return of buyer inspections, they are often somewhat more limited than in the past.

MYTH 3: I've missed the seller’s market

With historically low home inventory, the seller’s market is unlikely to ease in the near term. At the moment, local housing prices are relatively stable. Additionally, a surprising number of homes are selling at or above their asking prices. Milwaukee is fortunate compared to many other parts of the country, particularly when it comes to the average cost of living. Realtor.com projects a 14% drop in home prices nationwide in 2023 — but only a 0.4% decrease in the Milwaukee market.

MYTH 4: High rates are deterring buyers

Perhaps not surprisingly, rising interest rates get more attention than falling rates. While interest rates did, in fact, briefly exceed 7% last year, they have fallen quite a bit since then. Some rates are currently situated below 5.5%. Plus, a multitude of favorable lender programs exist for every type of homeowner, including first-time buyers.
